Sort Creator Program Terms
Version 2026-09-04.3. Accepting these terms at signup (or continuing to use your tracking links after an update) makes them binding between you and Sort. If you also sign a Creator Program Agreement, the signed agreement controls where the two differ.
1. What the program is
You create and post your own content promoting apartment communities listed on Sort, using tracking links or codes we issue you. You are an independent contractor — not an employee, agent, partner, or representative of Sort or of any property.
2. What you're paid — and what you're not
- You earn a flat fee per qualified renter inquiry ("guest card") attributed to your link, and a larger flat fee when an attributed renter submits a qualified application. Current rates and the monthly cap are shown in your dashboard and may change prospectively at any time with notice; changes never affect fees already earned.
- No fee is contingent on a lease being signed. You are never paid a commission on any lease or real-estate transaction, and nothing in this program makes you a real estate licensee or entitles you to brokerage compensation.
- A qualified application is a complete rental application actually submitted to the property by an attributed renter genuinely seeking housing, with the property's standard application fee paid (where the property charges one) and screening run. Approval is not required — but fabricated, duplicated, or incentivized applications, or applications from people with no genuine intent to rent, are not qualified, are never paid, and are clawed back if already paid.
- A qualified inquiry is a unique, real prospective renter with valid contact information who submits an inquiry or books a tour through your link, isn't a duplicate of an earlier lead, and isn't already a Sort user — as reasonably determined by Sort's tracking systems, which are the system of record.
- Payment is monthly in arrears after a verification hold of up to 14 days, subject to a minimum payout threshold and a completed IRS Form W-9. Fees on leads later found to be fake, duplicated, incentivized, or otherwise unqualified may be deducted or clawed back.
- No minimum earnings are promised. You cover your own costs and taxes.
- Quality floor. Your links must produce real renters, not just contact cards. If 15 or more of your inquiries have had at least three weeks to mature and not one of your attributed renters has toured or submitted an application, Sort may pause or remove your account and withhold unpaid inquiry fees pending review.
3. What you must never do
- No unlicensed real-estate activity. Unless you hold an active real estate license, don't negotiate or discuss lease terms on anyone's behalf, show units, or present yourself as an agent, broker, or apartment locator — send those questions to the property or to Sort. If you are licensed, any licensed activity you perform happens outside this program under your own broker; it is never performed for Sort and is never compensated by Sort under these terms, which pay flat per-event marketing fees only.
- No fake or incentivized leads or applications. Don't submit inquiries or applications yourself, and don't pay, reimburse, or otherwise reward anyone — friends, family, followers — for submitting one. Referring someone you know who is genuinely apartment-hunting is fine and encouraged; compensating them for going through the motions is fraud. This is immediate-termination territory, forfeits your entire pending balance, and already-paid fees on such leads are recoverable by Sort.
- No misleading claims. Pricing, availability, and amenity claims must match the property's current Sort listing page.
4. Required in every post
- FTC disclosure. Clearly and conspicuously disclose your paid relationship with Sort (e.g., #ad or #sponsored, plus the platform's paid-partnership tool where available).
- Fair housing. Your content must comply with the Fair Housing Act and state and local equivalents: never state or imply a preference, limitation, or discrimination based on race, color, religion, sex, disability, familial status, national origin, or any other protected characteristic, and never steer people toward or away from a community on any such basis.
- Platform and property rules. Follow each platform's terms, use properly licensed music, and get a property's permission before filming on-site.
If content violates this section, we may require its correction or removal, and repeated or serious violations end your participation immediately.
5. Content license
You own your content. You grant Sort a non-exclusive, worldwide, royalty-free license to use, display, and share it (including on Sort's site, apps, property pages, and ads) while you're in the program and for 12 months after, continuing for content Sort has already published or embedded.
6. Leaving the program
- Either side can end participation at any time, for any reason, by written notice (email counts). Your tracking links stop accruing fees as of the end date; qualified inquiries from before that date are paid in the normal cycle.
- Sort may suspend or terminate immediately, and hold payouts pending review, for fraud, fair-housing or disclosure violations, or unlicensed real-estate activity.
7. The legal basics
You'll indemnify Sort and featured properties for claims arising from your content or your violation of these terms or the law. Neither side is liable for indirect or consequential damages, and Sort's total liability is capped at the fees paid or payable to you in the three months before a claim. These terms are governed by the laws of the state identified in your Creator Program Agreement (or, absent one, Sort's home state). Electronic acceptance is binding.
